How Long Does Home Insulation Last? When Should It Be Replaced?

Good quality home insulation can remain effective for decades, but that doesn’t mean every home with insulation is still properly insulated. Age, moisture, pests, compression, movement and poor installation can all reduce how well insulation performs over time.

This is particularly relevant in older New Zealand homes. You might look into the ceiling and see insulation between the joists, but simply having insulation present doesn't necessarily mean it's providing the level of thermal protection your home needs today.

So, how long should insulation actually last? And when can existing insulation be topped up rather than completely replaced?

Let's take a closer look.

 

How long does home insulation usually last?

There isn't a single expiry date for home insulation.

Depending on the product, installation and conditions inside the home, good quality insulation can continue performing effectively for several decades.

Some insulation products are particularly durable because the material itself doesn't readily break down under normal conditions. However, the environment around the insulation can change considerably over the life of a home.

A roof leak can introduce moisture. Tradespeople working in the ceiling can move insulation aside. Rodents can damage or contaminate it. Older products may compress or settle. Renovations can also leave previously insulated areas uncovered.

That's why we prefer to look at the condition and performance of insulation rather than age alone.

 

How long do different insulation materials last?

Different insulation materials age in different ways, so knowing what's installed in your home can help when assessing whether an upgrade is necessary.

Polyester insulation

Quality polyester insulation is designed to be durable and retain its loft over a long period.

Unlike some older insulation materials, polyester doesn't rely on loose fibres settling together for its performance. When correctly installed and kept in good condition, it can remain effective for decades.

However, it can still be affected by physical damage, poor installation, moisture issues or being moved after installation.

Glass wool insulation

Glass wool, often referred to simply as fibreglass insulation, is common in New Zealand ceilings and walls.

Good quality glass wool can have a long service life when installed correctly and kept dry. Problems tend to arise when insulation becomes compressed, displaced, contaminated or damaged.

Older glass wool installations can also have gaps that reduce overall thermal performance, particularly if the insulation has been disturbed during electrical, plumbing or renovation work.

Older loose-fill insulation

Loose-fill products can be found in the ceilings of some older New Zealand homes.

Because the material isn't held together in a batt or blanket, it can settle and become uneven over time. This may leave areas with considerably less insulation than others.

The condition and type of loose-fill insulation should be properly assessed before deciding whether it can remain in place, be topped up or should be removed.

Foil underfloor insulation

Older homes and rental properties may still have reflective foil beneath suspended timber floors.

Foil insulation was historically used as an underfloor insulation product in New Zealand, but installing or repairing electrically conductive foil insulation is now prohibited because of the electrical safety risks associated with the material.

If old foil is present beneath your home, don't assume it should simply be repaired or stapled back into place. Have it assessed before carrying out any work around it.

 

What actually causes insulation to stop performing properly?

Insulation works by slowing the transfer of heat. For most bulk insulation products, maintaining the correct thickness and continuous coverage is a major part of achieving their intended thermal performance.

That means seemingly small problems can make a noticeable difference.

Compression

Squashing bulk insulation reduces its thickness and can reduce its thermal performance.

This can happen when belongings are stored directly on ceiling insulation or when insulation is incorrectly fitted into a space.

Gaps and movement

Insulation performs best when it creates consistent coverage.

A few batts moved aside in the ceiling might not look particularly serious, but exposed sections create areas where heat can escape more readily.

This is something we commonly look for when assessing existing insulation.

Moisture

Insulation should generally be kept dry.

Roof leaks, plumbing issues and excessive moisture can damage insulation or affect the surrounding building materials. Damp insulation can also be a sign of a larger problem that needs addressing before new insulation is installed.

Simply covering wet or damaged insulation with another layer isn't the solution.

Pests

Rodents and other pests can disturb, damage and contaminate ceiling insulation.

In more severe cases, sections of insulation may need to be removed rather than simply covered with new material.

Renovations and maintenance

Electricians, plumbers, builders and other trades often need access to ceiling spaces.

Insulation can be temporarily moved to reach wiring, pipes or framing and isn't always returned to its original position afterwards.

Over many years, this can leave a ceiling that looks insulated at first glance but actually has substantial gaps.

Poor original installation

Sometimes the insulation isn't old at all. It simply wasn't installed particularly well.

Gaps around framing, incomplete coverage, compressed batts and poorly fitted sections can all compromise performance from day one.

Good insulation products still rely on good installation.

 

How can you tell if old insulation is still doing its job?

You don't necessarily need to replace insulation just because it's been there for a long time.

The important questions are:

  • Is there consistent coverage?

  • Is the insulation still in good physical condition?

  • Has it retained sufficient thickness?

  • Are there obvious gaps?

  • Has it been affected by moisture or pests?

  • Does its thermal performance suit what you're trying to achieve?

You might also notice clues from inside the house.

A home that loses warmth quickly after the heating is turned off, has noticeably cold rooms or floors, or takes a lot of energy to keep comfortable may benefit from having its insulation assessed.

These symptoms don't automatically mean insulation is the sole cause, but they're good reasons to investigate further.

 

Can you put new insulation over old insulation?

In many situations, yes.

If existing ceiling insulation is dry, safe and in reasonable condition, adding another layer can be an effective way to improve the overall thermal performance of the ceiling.

This is commonly known as topping up insulation.

Rather than removing perfectly usable insulation, the existing material can continue contributing to the thermal performance while new insulation improves coverage and brings the overall system closer to the desired level.

However, topping up isn't always appropriate.

Before installing anything over existing insulation, it's important to understand what's already there and what condition it's in.

 

When is topping up old insulation worthwhile?

A top-up may make sense when the existing insulation:

  • is still in reasonable condition

  • is dry and uncontaminated

  • has reasonably consistent coverage

  • isn't significantly damaged

  • is simply thinner or lower-performing than desired

For example, an older home may have ceiling insulation that is still serviceable but doesn't provide the level of thermal performance you would choose if insulating the home today.

Adding correctly installed insulation can be a practical way to improve it without unnecessarily removing material that's still doing a useful job.

 

When should old insulation be removed and replaced?

There are situations where starting again is the better option.

Significant moisture damage

If insulation has been badly affected by a roof or plumbing leak, the underlying moisture problem needs to be fixed first.

Depending on the extent of the damage and the insulation material, affected sections may then need to be removed.

Heavy pest contamination

Insulation that has been extensively contaminated or damaged by rodents may not be something you want to simply cover with a fresh layer.

Severe deterioration

If existing insulation is badly compressed, fragmented, displaced or otherwise deteriorated, removal may make more sense than trying to work around it.

Unsafe or unsuitable older materials

Some older insulation products require additional care when assessing, removing or working around them.

If you're unsure what has been installed, it's better to identify the material before disturbing it.

Major renovation work

A substantial renovation can also provide a good opportunity to remove unsuitable old insulation and install a new system while areas of the building are readily accessible.

 

What about underfloor insulation?

Underfloor insulation has a different working environment from ceiling insulation.

It's exposed to the subfloor space beneath your home, where moisture, wind, pests and physical movement can all take their toll.

Older underfloor insulation may:

  • sag away from the floor

  • have missing sections

  • become damaged

  • have inadequate fixings

  • leave gaps around joists and services

If you have suspended timber floors and can't remember when the insulation was last inspected, it's worth taking a look underneath.

Even relatively small gaps can create noticeably cold areas underfoot.

 

Don't forget about moisture beneath the house

When assessing underfloor insulation, we also look at what's happening on the ground below it.

Exposed soil beneath a suspended floor can release moisture into the subfloor environment. In suitable homes, installing a ground moisture barrier can help reduce this source of moisture.

Underfloor insulation and ground moisture management perform different jobs, but they're often worth considering together when improving an older home's comfort.

 

Should you replace insulation before renovating?

Renovations are one of the best opportunities you'll get to improve parts of your home's insulation that are normally inaccessible.

This is particularly important for walls.

Unlike ceiling and underfloor spaces, enclosed walls generally can't simply be accessed and filled with conventional insulation without removing the wall lining.

If you're removing plasterboard as part of a renovation, take the opportunity to inspect what's inside the wall cavity before everything is closed again.

The same applies to major ceiling work and extensions.

Once the linings go back on, accessing those areas becomes considerably more difficult and expensive.

 

Is newer insulation always better?

Not necessarily.

A well-installed, good quality insulation product that's still in excellent condition doesn't suddenly become ineffective because a newer product has entered the market.

Likewise, replacing insulation purely because it's old can create unnecessary cost and waste.

The better approach is to assess what you already have.

If it's performing well, leave it alone. If it's in good condition but no longer provides the level of thermal performance you want, topping it up may be enough. If it's damaged, contaminated or unsuitable, replacement may be the better long-term option.

 

How often should you check your home's insulation?

You don't need to crawl into your roof every year.

But it's worth having insulation checked if:

  • you've recently purchased an older home

  • you don't know when it was installed

  • you've had a roof or plumbing leak

  • tradespeople have carried out substantial work in the ceiling

  • you've had pest problems

  • you're planning renovations

  • the house has become noticeably harder to heat

  • you're unsure whether existing insulation provides adequate coverage

An inspection can often tell you far more than the installation date alone.

 

Should I top up or replace my insulation?

The answer comes down to what is already there.

Insulation that's older but still dry, safe and in good condition may have years of useful life left. In that situation, improving existing coverage or adding insulation may be all that's required.

Insulation that's wet, badly damaged, contaminated or poorly installed needs a different approach.
